Renovation

Old flats have good bones and bad plumbing.

A 20-year-old Mumbai flat usually has more usable area than a new one of the same carpet size, higher ceilings, and plumbing that should have been replaced a decade ago.

Renovation is about knowing which of those to keep. We survey what exists — slab levels, beam positions, wall thickness, existing plumbing routes, the state of the wiring — and then decide what is worth opening up and what should be left alone.

The unglamorous items come first: waterproofing, drainage, rewiring, and the load on the existing DB. Then the layout. Then the finishes.

What does renovating a flat in Mumbai cost?
A cosmetic refresh — paint, lights, minor carpentry — can be under ₹3 lakh. A full renovation with civil work, new plumbing, rewiring, flooring, kitchen and bathrooms typically runs ₹1,400–₹2,800 per sq ft of carpet area. The variable is how much you open up.
Can I stay in the flat during renovation?
For a cosmetic job, sometimes. For anything involving civil work, plumbing or flooring, no — the dust and the water shutdowns make it impractical, and it will slow the work down enough to cost you more than the rent.
Can walls be removed in my flat?
Sometimes. In most Mumbai RCC-frame buildings, internal partition walls can be removed but columns, beams and shear walls cannot. We check the structural drawing where it exists, and we will not open anything without the society's written permission.
How long does a full flat renovation take?
Typically 90 to 120 days for a 2 BHK with civil work, versus 45–75 days for a fit-out in an untouched flat. Waterproofing curing and stone lead times are the usual long poles.
